Those markets taught the same lesson at different volumes. Springs and Fountain teach you operations and patience. Scottsdale teaches you finish. Paradise Valley is the test of whether you can do both on a lot that stares at Camelback.

I do not list old sale prices here. The work is the resume. The listing will be the scoreboard.

The taste

Modern. Not cosplay-modern. Not a white box with no soul. Light, proportion, a roof that earns its keep, a basement that is not a leftover. If a finish does not survive a buyer walk-through and a Tuesday morning coffee, it does not belong in the house.

I am late forties. I have seen enough bad additions to know when a house is asking to come down. I have also seen enough pretty drawings that could not be built for the number on the sheet. That is why design is a business decision, not a mood board.
